Maintenance Services

Carabetta Management Company conducts frequent periodic reviews of each property for preventative maintenance items to identify potential problems before they occur. Preventative maintenance repairs are competitively bid and contracted using a bid process conducted no less than every two years.

Maintenance staff is required to inspect and make repairs throughout each property by using Carabetta's Maintenance Guidelines. These guidelines outline the items to be inspected for repair or replacement. Our maintenance program has proven to keep costs down, build value in the properties as well as maintain the attractive and aesthetic appeal of each property.

We perform Capital Needs Assessments periodically. Where applicable, some upgrades can be funded through HUD’s Reserve Replacement Program.

In an effort to keep our residents safe and our properties in excellent condition, we employ emergency procedures for utility emergencies, lockouts or other situations that may present a clear danger, damage to the property or harm to people.
